RVV Frequently asked questions:
1) When are HOA dues due?
HOA dues are billed quarterly. The due dates are: 1st Qtr- Jan. 15, 2nd Qtr- April 15, 3rd Qtr-July 15, 4th Qtr-Oct. 15.

2) Are Pets allowed?
1 pet per unit is allowed. For a dog, our Rules say a medium sized dog or smaller. Owner or tenant can have a pet. Pet is required to be on a leash. Homeowners are subject to fines if they/tenant/guest does not pick-up after their pet or excessive noise from pet.
3) Is food or glass allowed at the pool area?
Unfortunately, no. RVV does have a nice pavillion where guests can sit eat/drink but would need to be outside the pool fence.
4) What are the parking rules?
Basically, we encourage use of your garage. Corner units are not allowed to park directly behind their garage. We encourage each unit to only use 1 parking space near them to allow others to use our limited parking spaces. Overflow parking should be directed above the pool area or out on Meador Drive. Due to fire code, we are not allowed to have anyone park next to curbs in our complex. You can park next to the curb on Meador Drive. Here is an example of places to park and not park for Bldg 1-5. Same concept applies to other areas around RVV.

5) If I have an issue with my tenant or guest, who do I contact?
Please contact your individual property management company or property manager. The Rim Vistas HOA Property Manager should only be contacted about issues as it relates to the HOA.
6) When is the Rim Village Vistas Annual meeting?
Traditionally, it has been the 1st or 2nd weekend in November.

7) I want to add DISH tv to the roof of my unit, can I?
You will need to contact the RVV HOA Board of directors for ANY item that affects the building structure that is outside of the stud walls. In this case, since a dish would need to be attached to the roof, it falls outside of the stud walls and HOA board would need to be contacted. Likewise for any other issue that is outside of the stud walls. Also, if you are doing any interior renovation that is structural or might affect other units, HOA Board of Directors must 1st be contacted for approval.
8) Do I need any further insurance outside of the HOA insurance?
Depending on your useage (long-term rental, short-term rental…) RVV HOA Board HIGHLY advises that you have insurance that will cover you, your contents as well as provides liability coverage to you. RVV encourages homeowners that short-term rent to obtain a commercial policy vs a HO-6. Please consult your personal insurance agent or click on the Contacts bar to speak with the insurance agent that provides master HOA insurance. He can talk you through what your options are for creating personal insurance coverage that compliments our HOA master insurance.
9) What is the policy on snow?
While it does not snow much in Moab, we have had a few big storms over the years. Homeowners are responsible for snow removal starting from their garage to the asphalt.

11) What is our real estate sign policy?
1 sign is allowed in your unit window. Please ask HOA Board about a real estate sign outside.
12) Can I put up flags, lights (x-mas), wall mounted decorations…outside on the patio or attach to townhome?
Check with HOA Board. While the patio is yours, it falls under a Limited Common area element which means it is subject to the established rules of the HOA. At this time, no x-mas lights, decorations, or flags have been permitted by the HOA. There is a state/federal law on allowing the US flag. Again, please consult with the HOA board about this.
13) Can I short-term rent at Rim Village Vistas?
Yes. You will need to get a business license from the town of Moab as well as collect from your guests taxes & pay the taxes (typically quarterly) to the appropriate party. Currently, that is the Utah State Tax Commission that collects all taxes and disperses them to the appropriate governing bodies.
You are responsible for your guest’s actions. Thus, if there are issues/damage to the HOA, you as the homeowner are responsible for costs or fines.
14) What is the policy with a pool key?
Each unit will be given 1 pool key. If you are buying into RVV, please make sure that the Seller is providing you a pool key at closing.
If a homeowner rents their unit, it is up to the homeowner to keep the key for personal use or leave the key in the unit for tenant use. Homeowners are responsible for their guests/tenant actions at the pool. If a pool key is lost, please contact our Property Manager to obtain a new one. There is a fee charged to the homeowner for a replacement key.
